What your rent will cover;
- The cleaning of shared facilities, gardening and maintenance are taken care of by the landlord.
- Rental fees cover all utility bills, netflix as well as unlimited internet, however, a fair policy on utility use is imposed as per the Additional Terms of Rooming House Agreement.
- You are responsible for maintaining the cleanliness of your own private room, however shared facilities and areas are professionally cleaned every 3 weeks, as well as the gardens done every 4 weeks.

General Information;
- The property comes with a set of 'House Rules,' which will be displayed in the common areas. They have been developed to ensure all tenants have a safe and pleasant home to reside in. Additionally, they safeguard the property against damage. House Rules are non-negotiable and will be strictly adhered to.
- The Property comes fully furnished, however, if you would like to bring small items of furniture you can do so as long as they fit in your room and are not left in any common areas of the shared house.
- You are responsible for maintaining the cleanliness of your private room.
- Unfortunately, pets are not permitted.

How to Pre-Apply?
If you wish to apply for a room you will need to pre-apply. To do this you will need to email us, and include your phone number and your room preference, preferred lease duration (no lease less than 6 months) as well as move-in date, and include the necessary documentation:

We will require the following documentation to support your application;
1. Primary ID, such as Passport, Australian driver's license or Student Card
2. Two consecutive payslips if employed, or proof of a financial provision, such as a recent bank statement.
3. Copy of Certificate of Enrolment for chosen study
4. Recent National Police Clearance, or Tenant Verification Report, or Copy of your Visa.
5. A current rental ledger, displaying your rental payments.
6. Reference contact details to support your rental history.

By Pre-Applying you authorize us and consent for your information being checked with the document issuer or official record holder via third party systems for the purpose of confirming your identity.
By Pre-Applying you acknowledge that your email is an application to lease a room and that the application is subject to the owner’s approval and the availability of the premises on the due date.
You declare that all information contained in your application is true and correct and given on your own free will. You authorise the Agent to obtain details of your credit worthiness from, the owner or Agent of your current or previous residence, your current and past employers, your personal referees, any record, listing or database of defaults by tenants. If you default under a rental agreement, the Agent may disclose details of any such default to any person whom the Agent reasonably considers has an interest receiving such information. You are aware that the Agent will use and disclose personal information in order to communicate with the owner and select a tenant, prepare lease/tenancy documents, lodge/claim/transfer to/from a Bond Authority, allow tradespeople or equivalent organisations to contact you, refer to Tribunals/Courts & Statutory Authorities (where applicable), refer to collection agents/lawyers (where applicable).
